But buying a recreational property in Penticton isn’t quite like buying your primary residence. From financing rules to local bylaws, there are unique details you need to understand before you make your move.

Here’s everything you need to know to make your investment smart, compliant, and profitable.


1. Financing: The Down Payment Dilemma

The down payment and financing options depend entirely on how you plan to use your recreational property as a personal retreat or an income-generating rental.

A. Personal Use (Second Home)

If you plan to use the property primarily for yourself and your family, you can often qualify for mortgage terms similar to your main home.

  • Minimum Down Payment: As low as 5%, provided the property has year-round access, is near a major centre, and meets standard construction guidelines.

  • Mortgage Insurance: These loans are typically insured by CMHC or similar providers, allowing for lower upfront costs.

This is ideal for families who want a second home on Skaha Lake or Okanagan Lake with the flexibility to use it throughout the seasons.

B. Rental / Investment Use

If your goal is rental income, financing rules tighten significantly.

  • Minimum Down Payment: 20% or more, since mortgage insurance isn’t available for non-owner-occupied properties.

  • Lender Scrutiny: Expect stricter assessments of your income, debt ratios, and the property’s rental potential.

The City of Penticton has strict bylaws for short-term rentals (STRs) especially those on Airbnb or VRBO.
