As we move deeper into the fall season, South Okanagan real estate continues to balance between opportunity and caution. This week’s data tells a clear story: activity is slowing, but the region remains stable — and selective buyers are quietly taking advantage of that stability.


📊 Market Snapshot

  • Active listings: 1,771

  • New listings: 71

  • New sales: 28

  • Price changes: 43 (mostly reductions)

  • Off-market (expired or cancelled): 109

  • Absorption rate: 1.58%

  • Months of inventory: about 14.7 months — firmly a buyer’s market

  • Average days on market: 92

  • Median days on market: 67

Buyers still hold strong leverage, but well-priced and well-presented properties are finding success even in this slow-moving environment.


🏡 What Sold and Where

This week saw 28 total sales across the South Okanagan, with Penticton leading the activity at 15 sales, followed by Oliver, Summerland, and Okanagan Falls each recording three.

  • Penticton: 15 sales | average price around $535,000

  • Osoyoos: 2 sales | mainly manufactured park homes around $180,000

  • Oliver: 3 sales | moderate activity around $535,000

  • Summerland: 3 sales | mix of luxury and rural properties averaging $1.23 million

  • Okanagan Falls: 3 sales | balanced segment around $395,000

  • Princeton, Keremeos, and Apex: one sale each, all within the $385,000–$550,000 range

Highest sale: $2.05 million for a rural acreage property in Summerland
Lowest sale: $205,000 for a park home in Okanagan Falls


💰 Market by Property Type

The most active category was townhomes, showing continued strength in the $400,000–$450,000 price point a sweet spot for entry-level buyers seeking low-maintenance living.

Here’s how the rest of the week broke down:

  • Single-family detached: 10 sales around $732,000 — the market’s backbone

  • Single-family with acreage: 2 sales averaging $1.58 million — rural, high-end demand

  • Townhouses: 9 sales around $420,000 — strongest performing segment

  • Condos: 2 sales averaging $298,000 — mainly in Penticton

  • Manufactured homes: 2 sales averaging $195,000 — entry-level affordability

  • Half duplex: 1 sale around $440,000 — limited inventory

  • Acreage lot: 1 sale at $215,000 — niche demand


💵 Pricing and Adjustments

  • Average price reduction: about $41,500 (-4.7%)

  • Largest reduction: $200,000 on a property originally listed at $3.69 million

  • Most price changes: occurred among detached homes between $600,000 and $900,000

The overall pattern shows that buyers are pushing for discounts, while sellers are beginning to respond with meaningful adjustments. Inventory is starting to tighten slightly, signaling that this balancing act could shift by early 2026.


🧠 Local Insights and Commentary

Buyer showings have slowed noticeably, with many investors and families choosing to pause decisions amid broader uncertainty. A key influence this month has been the ongoing Indian land claims discussions reaching the Supreme Court of Canada an event that, while limited in direct impact, adds another layer of hesitation to the market.

At the same time, lenders are becoming more selective. Even though recent rate cuts have eased the stress test slightly, underwriting has tightened, and employment stability is under greater scrutiny.

Still, inventory in the South Okanagan remains lower than last year. As mentioned in the LINKED HERE, listings in the southern corridor have thinned, supporting prices even as activity cools.


🤔 Where Are the Buyers?

Many are simply waiting for stronger economic signals.

Between rate fatigue, affordability constraints, and new policy layers — like the foreign buyer ban and the anti-flipping tax — confidence has shifted from urgency to observation. Yet that pause creates opportunity.

With nearly 15 months of inventory, motivated buyers today enjoy leverage that likely won’t last into spring. For those seeking long-term stability or an investment aligned with lifestyle value the South Okanagan remains a prime region to buy while others hesitate.


🧭 What This Means for You

For buyers:
Focus on clean, move-in-ready properties between $400,000 and $700,000. These homes are priced to move and still offer room to negotiate.

For sellers:
Listings averaging more than 60 days should consider both a price adjustment and a marketing refresh. Presentation remains your most valuable tool in this slower market.

For investors:
Shift focus toward long-term holds and energy-efficient, low-maintenance properties. With lending more conservative, cash-flow resilience is becoming the defining metric for success.


📅 Outlook

Expect a gradual seasonal slowdown heading into December, followed by market stabilization as 2026 approaches.
Rate fatigue remains the leading sentiment, but as inventory compresses and confidence rebuilds, activity will likely pick up again by late winter.
